Offering the best of the new while preserving the best of the old, Pawleys Island has long been one of the Grand Strand’s most sought after addresses, with the pace of everything – including development – much slower here. Once home to the Winyah and Waccamaw Indians, the island became a popular vacation spot for rice plantation owners who escaped to it to avoid Charleston’s oppressive summer heat. Several of the rustic cabins used by those planters in the early 1800s still stand.

 

Moving to protect its heritage, the town of Pawleys Island banned commercial development on the island portion of the city and also limited the number of homes there to 600. Because of that limit, many homes on the island sell for a premium and include those with marsh front and oceanfront locatoins. Oceanfront condo properties include Pawleys Plantation, True Blue, Captain’s Quarters, Litchfield by the Sea and Sandpiper Run. Typical condo prices on Pawleys can run from under $100K to more than $1 million.

 

Some of the area’s neighborhoods offering single-family detached homes include The River Club, which features an outstanding golf course along the Waccamaw River and access to a private beach. Pawleys Plantation features a Jack Nicklaus designed course and offers resort amenities in homes that start in the $300s with villas available from the $100. Hagley Estates is yet another golf course community with home sites and homes on the banks of the Waccamaw and prices from the $200s to $900s.

 

While commercial properties aren’t allowed on the island proper, a full range of restaurants, shops, entertainment and professional services are offered on the mainland. That’s also where you’ll find some of the Grand Strand’s top golf courses, including The Heritage Club, Pawleys Plantation, Caledonia Golf and Fish Club, Willbrook, True Blue and Tradition Golf Clubs, to name a few.
